Why do strata buildings require pest control?
As a property manager, one of your key responsibilities is to ensure the cleanliness and upkeep of the buildings under your care. This not only includes maintaining the physical structure and common areas, but also pests control.
While most people think of pest control in relation to residential homes, it is just as important for commercial and strata properties. Not only can pests be a nuisance for tenants, but they can also cause damage to the property itself. In severe infestations, pests can even pose a health hazard.
Whether you live in an apartment, townhouse or unit, if you’re a strata property owner or resident, you know that pests can be a big problem. Mice, rats, cockroaches, ants and termites are just some of the pests that can wreak havoc in strata buildings, causing damage to property and spreading disease. Pest control is therefore an important issue for strata councils and property managers to consider.
The first step in any good pest control plan is identification. You need to know what kind of pests you’re dealing with before you can develop a plan to get rid of them. Once you’ve identified the pests, you can begin to develop a plan of action. There are a few different methods of pest control, and the best method will vary depending on the type of pest and the severity of the infestation.

Common areas include pathways, gardens, lawns, foyers, hallways, share laundries, car parks, roof cavities and sub-floor areas.
Multiple-occupancy residential complexes
include units, flats, townhouses and villas with three or more residences. They include caravan parks with long-term residents.
These rules do not apply to dual occupancies, duplexes or to single residences.
How to prevent pests in a strata building
While individual unit owners are responsible for keeping their own units free of pests, there are some pest control measures that need to be taken at a building-wide level in order to prevent infestations from happening in the first place. Here are some tips on how your strata council or property manager can keep pests at bay.
1. Keep the building clean and tidy – inside and out. A clean building is less attractive to pests than a dirty one. Make sure all common areas are kept free of rubbish and that food is not left lying around. regular cleaning and vacuuming will also help to get rid of any crumbs or food scraps that might attract pests. Outside, keep the garden tidy and trim back any trees or bushes that touch the building as these can provide a route for rodents and other pests to enter the premises.
2. Seal up any cracks or holes – both inside and outside the building. Regularly check for cracks in walls, floors and ceilings and seal them up with caulk or mortar. Outside, make sure that there are no gaps around pipes or drains and that screens are fitted to all doors and windows.
3. Get rid of standing water. Pests like mosquitoes breed in stagnant water so it’s important to remove any sources of standing water around the building, such as ponds, puddles or birdbaths. Doing this will not only help to reduce the risk of vector-borne diseases but will also discourage other pests like rats and cockroaches from taking up residence.
4. Install door sweeps and repair ripped screens . Fit door sweeps to all external doors to keep vermin out (these can be purchased from hardware stores). Make sure that all flyscreens are intact and tears or holes are repaired promptly as these provide an easy route for insects to enter the premises.
5. Implement a no-pets policy . While many pets are lovely creatures, they can also bring pests into the building (fleas, ticks etc.). If your strata scheme allows pets, consider implementing a no-pets policy or restrictions on certain types of animals (e.g., only small mammals such as guinea pigs or rabbits).
6 . Use environmentally friendly pest control methods .There are a number of environmentally friendly pest control methods available which are just as effective as traditional pesticides but without the harmful side effects. These include baiting systems for rodents, traps for insects such as cockroaches and flies, ultrasonic devices to deter rodents and sealed bins with lid locks to discourage vermin from rummaging through rubbish .
7 . Enlist the help of a professional pest control company . If you’ve tried all of the above but still can’t seem to get rid of your pest problem , it may be time to call in reinforcements! A professional pest control company will have the experience and expertise needed to get rid of even the most persistent pests quickly and efficiently . They can also advise on long-term pest prevention strategies for your strata scheme .
8 . Stay vigilant ! Even if you think you’ve successfully gotten rid of all your unwanted guests , it’s important to stay vigilant and keep up with regular cleaning , inspection s and maintenance to prevent infestations from happening again . If everyone does their part , your strata scheme will be pest-free in no time !

Frequently Asked Questions
Is Strata responsible for pest control NSW?
The strata scheme is generally responsible for maintaining the common property and ensuring it is kept in a good condition. This includes taking steps to prevent or control pests on the common property. If there are any reasonable pest control expenses incurred by the strata scheme, these should be paid out of the administrative fund. However, if the problem has been caused by the deliberate or negligent actions of an owner or occupier, they may be liable to reimburse the strata scheme for any reasonable pest control expenses incurred.
Is Strata responsible for bed bugs?
While landlords and strata corporations are typically responsible for pest control, bed bugs are one of the few exceptions. These tiny insects are known for theirability to hitch a ride on clothing and luggage, which means they can enter a building even if it is well-sealed. Once they’ve made their way inside, they can quickly spread from one unit to another. As a result, it is often impossible to determine where an infestation originated, making it difficult to hold any single party responsible. In some cases, a landlord or strata corporation may be held liable if it can be shown that they were aware of an infestation and failed to take appropriate action. However, in most cases, tenants will need to shoulder the responsibility (and cost) of exterminating bed bugs themselves.
Are landlords responsible for pest control
Landlords are responsible for pest and vermin issues that occur at the start of a tenancy. This is part of their duty to provide clean property which can befit living in, so it’s important not only when there’s an infestation but also if you see any signs like mice or cockroaches during your stay!
A landlord must make sure everything meets code before renting out space; otherwise they could potentially face legal troubles later on down the road .
Who is responsible for termites in a strata complex?
Termites can cause major structural damage , which is common property such as subfloors and roof cavities. Even if termites are found in an individual apartment, the body corporate is responsible for the treatment.
Pests and termites don’t only attack older buildings . We can advise your strata committee on which treatment plan is best for your specific building, location, and budget.
